Several recent national rankings reflect how I approach this business – I strive to work harder and smarter in this tough economy, not just sit on the sidelines complaining about the market.  I refuse to be a real estate agent “victim” of the economy!  Over half the agents have quit selling real estate, so I consider this a great opportunity to grow my market share and help even more clients achieve their real estate goals.

I was ranked nationally as a Top 1000 Sales Professionals by the Wall Street Journal and Real Trends, Inc. My team ranked #134 in the US in # of closed transactions in 2010 with 117 sales.  2011 sales are already out-pacing my 2010 sales!

I will also be attending a fantastic event for ERA Franchise Systems called The Fifty to Follow.  It will have the top 50 agents nationally getting together for an intense 3-day business conference, focusing on business planning, technology, and idea sharing.  I plan to present an idea that involves hyper local farm based marketing while incorporating all the latest technology tools like high Google ranked websites, QR codes, and Becky Babcock Real Estate Facebook integration with Becky Babcock Zillow Agent Reviews, including MLS listings and client reviews of Becky Babcock.  My custom neighborhood websites for Lake Arrowhead GA Homes for Sale and Bradshaw Farm Homes for Sale will be showcased.  Both of these sites are linked off my primary website which has North Metro Atlanta Homes for Sale, including Cherokee County Homes for Sale.  For Bradshaw Farm, I also will showcase my 16 page color magazine called Bradshaw Farm Today.

I truly love this business and enjoy making things happen for my clients and I appreciate all my past clients referring me to their family and friends.  I will do everything I can to make people glad they referred me to help someone!

RE Tech South – The Best Real Estate Technology Conference in the SE

I am going to attend the REtechsouth.com conference Thursday March 31 and Friday April 1 locally at the Gwinnett Center in GA.  With a sold out audience of 800 and the best minds in the technology and real estate world, it should be a great conference.  Using technology to maximize relationships and results for our clients is what it is all about as far as Cherokee County and the metro Atlanta real estate market are concerned.  Agents who are not utilizing real estate technology are missing huge opportunities.  Whether it is QR Codes, Text Messaging, Blogging, Electronic Signatures, Mobile Apps, or Facebook, Real Estate Marketing has already gone beyond the baby boom generation’s ideal of using just email and the internet to meet the needs of Gen X and Gen Y buyers who are on the cutting edge!

2011 Real Estate Predictions for North Metro Atlanta

2011 will see a repeat of 2010, with a continued decline in prices and an increase in foreclosure and short sales as a percentage of total sales. Appraisals will continue to be a challenge because banks won’t loan money on investments where the value is not well supported by other previous comparable sales.

Overall, metro ATL saw 4% fewer sales in 2010 than in 2009. Becky Babcock’s Team increased our number of sales by 6% during the same time.  The key to selling is pricing at today’s values, marketing properties extensively – especially on the internet, and following up after showings to gauge buyer interest and adjusting the strategy as needed.

The rate of foreclosure continued to outpace the rate of sales in 2010 by a margin of 2 or 3 to 1, with new foreclosures advertised in the newspaper at double to triple the rate of home sales.

In 2010, over half of all sales were foreclosures or short sales, and that trend is expected to grow in 2011.  The Case Shiller report in December 2010 gave metro Atlanta’s market the distinction as the #1 market for a loss in home values in the past 12 months out of the 20 metro areas studied.

As we get closer to the spring market, sellers will see increasing competition from two sources:

(1) Many sellers wait to list in the spring so there is a lot more for buyers to choose from as the listing inventory increases in March-June

(2) Foreclosures typically increase after the holidays as some banks slow down foreclosing on homes and/or putting the already foreclosed homes on the market over the holidays

During the winter months, buyers are more serious, although fewer in number. Prior to spring when there is more competition, it is a good time to evaluate pricing as compared to recent home sales and make sure listings are at current market value.

Lake, Resort and 2nd homes continue to be incredible buys, with values down $100,000 to $200,ooo from recent years.  Buyers interested in lake or mountain getaways with a private water ski late in a gated community should check out http://www.lake-arrowhead-ga.com for the best deals!

Sellers Need to STAY AWAY

Sellers should stay away during the showing of their home UNLESS the buyer’s agent specifically asks them to stay during the showing.  Buyers must emotionally attach to a home during the first visit, which is impossible to do if they are invading someone else’s home.  Good quality marketing materials will adequately show the features of the home for sale to the buyer and buyer’s agent, without the seller being in the way to “show” their home.

While I understand a seller knows their home better than anyone, the first showing is a critical step in a buyer emotionally attaching to a home.  In subsequent showings, after the buyer falls in love with the home, in some cases a seller can provide helpful information, provided that the buyer wants the seller present at a showing.

Tax Credit Deadline April 30!

April 30, 2010 is the deadline for first time buyers and move up buyers to have a contract on a home and be eligible for tax credits!  Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold as a principal residence for five consecutive years within the last eight years will qualify. To qualify as a first-time home buyer the purchaser or his or her spouse may not have owned a residence during the three years prior to the purchase. Each home buyer’s tax credit is determined by two factors, the price of the home and the buyer’s income. 

Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close to be eligible for the credit. The buyer does not need to repay the tax credit, if the buyer occupies the home for three years or more. However, if the property is sold during this three year period, the full amount of the credit will have to be repaid on the sale.

IPhone App from Realtor.com

I love the new iPhone app from Realtor.com.  It has a GPS enabled feature to search nearby homes.  

Technology has made real estate more efficient and smart.  My listing presentation has an entire section just showcasing some of the technology I use.  It helps my team do a better job for our buyers and our sellers!

National ERA Sales Award

The ERA corporate office just notified me that my team has ranked in the top 10 for ERA’s 20,000 agents nationally!  Thanks to all my clients and to all the agents who we had the opportunity to co-op with in 2009!  I am blessed to work with great team members who put our experience, energy, and enthusiasm to work for our clients!

2009 Sales Exceeded 2008

Minimum Standards for Politicians

I believe any politician who fails to pay their taxes on time should be removed from office and any politician who isn’t debt free or with a 750+ credit score should not be allowed to make financial decisions with taxpayer money.  We need responsible poeple managing the people’s business!!  It is time for Personal Responsibility to have it’s own movement, similar to the environmental movement or the tea party initiative!
